Developer ready for work soon on seniors’ high-rise in Dallas’ Turtle Creek

A California-based developer is expected to begin work on a new high-rise for senior residents in Dallas’ Turtle Creek neighborhood.

Nexus Development Corp. plans to build The Vivante at Turtle Creek, a 20-story assisted living building with two levels of underground parking.

The tower at 2505 Turtle Creek Blvd. will hold 164 assisted living units and 29 memory care units. Estimated construction costs are $150 million, according to a filing with the Texas Department of Licensing and Regulation.

Work is expected to begin in October and be completed by October 2026, according to the filing. Information in the state filings are preliminary and subject to change. A Nexus representative said the tower is expected to open in early 2027.

Dallas-based HKS Inc. is the project’s architect, according to the filing. The tower will be designed on the exact site where the firm’s founder, Harwood K. Smith, designed an office building in 1959.

Siobhan Farvardin, the Global Practice Director of Senior Living at HKS, said the units will feel like condos.

“It’s probably the first of its kind in the Dallas metroplex,” she said. “It’s more intergenerational. They’ll have a bowling lounge that’s really focused on bringing in grandchildren and adult children to the community. … It’s very unique to the state.”

Nexus purchased the site at the corner of Turtle Creek Boulevard and Fairmount Street just north of Dallas’ Uptown district in 2022.

The 1-acre property was once owned by a Canadian developer that obtained zoning to build a $225 million, 20-story luxury condo building.

The Dallas Morning News previously reported that Nexus acquired the site from Centurion American Development Group, which purchased the property in mid-2021.
