Luxury senior living tower planned in Turtle Creek area where residents can age in place

A California developer aims to start construction in October of a 20-story luxury senior living tower north of Uptown Dallas.

Vivante at Turtle Creek is planned to feature 164 assisted living units, 29 memory care units and two levels of underground parking at 2505 Turtle Creek Blvd. Construction on the roughly 375,000-square-foot building is estimated to cost roughly $150 million and should be completed in early 2027, according to Nexus Development Corp.

The assisted living units will range from 1,000 square feet to 3,000 square feet and feature full kitchens, balconies/patios and solid wood and glass cabinetry. The memory care units will be located in a secure care community within Vivante called The Shores, are designed for residents with dementia and offer shared and private room options.

The senior living community is the organization’s first project in North Texas and will include a library, movie theater, chauffeured Mercedes transportation, a large ballroom, beauty salon and a yoga and Pilates studio, according to the firm’s website. HKS Inc. is the design firm for the development and Andres Construction is general contractor.

“We see Turtle Creek as one of the most desirable areas in Dallas,” Nexus Cos. President Cory Alder said in a statement. “[It’s] close to great shopping, entertainment and excellent hospitals, which is important for seniors.”

While this will be the first Nexus project in Dallas, Alder said Curt Olson, CEO of Nexus Cos., is already based in the city.

Often, seniors might move from independent living into an assisted living community and later into memory care. Siobhan Farvardin, global practice director of senior living at HKS, said this tower will allow residents to age in place and move within the complex if additional care is needed.

The development team also aims to make Vivante at Turtle Creek feel part of the surrounding community. HKS worked closely with the Oak Lawn Committee to ensure the high-rise was surrounded by wide sidewalks and trees planted along the parkway, and even created several green balconies to allow residents to be outside without leaving the tower.

“[I] don’t really see a lot of competition in the area other than Belmont for my parents,” Farvardin said. “Unless you go out outside of the Mockingbird area, there aren’t really good options for people to live within the community where they went to church, where their friends are, where their grocery store is.”

Nexus, founded in 1981, has developed office, industrial, residential, senior living and mixed-use projects across California. Its current pipeline includes a hotel project in Palm Springs, east of Los Angeles, that will consist of 125 hotel rooms, 132 branded residences and amenities such as a private rooftop bar and club and valet parking.
